Villa Kinaree Estate is an owner-managed luxury villa in the heart of Seminyak, Bali — two connected villas that flex from four bedrooms up to a ten-bedroom estate for larger families and groups. A short walk from the beach, with two private pools and a full-time team, it's made for big gatherings and longer, unhurried stays — booked direct, with transparent rates.

Set on 1,800 sqm of landscaped gardens in Seminyak's Oberoi area, the estate is ~500 m from both the beach and Ku De Ta. Villa Kinara (6 bedrooms) and Villa Kinaree (4 bedrooms) can be rented separately or combined as a true 10-bedroom Villa Kinaree Estate.

The 6-bedroom Kinara and four-bedroom Kinaree both feature L-shaped swimming pools, huge living rooms, indoor and outdoor lounging and dining, pool tables, vast individual bedroom suites, world-class interior design within a Bali setting, and every conceivable luxury for the sophisticated holidaymaker.

Villa Kinaree Estate has unrivalled facilities with 13 full-time staff, including butler, experienced cook, housekeeping, gardener, security plus on-demand chauffeurs and spa therapists, all dedicated to ensuring guests are pampered during every moment of their stay, except of course when they hang out the red 'do not disturb' flag to ensure total privacy.

  Deluxe Villa Experience & Incredible Staff
If you’re looking for a really special experience - this is it! The location is perfect, tucked away amongst other beautiful quiet villas, with little coffee shops and lovely massage parlours nearby. The gorgeous staff made sure we wanted for nothing! Special shout outs to Wayan for making sure everything ran smoothly, Lis for cleaning everything in the blink of an eye and Kadek for taking extra care of me when I was feeling unwell. All the rooms are spacious, beautiful and clean. Our days were spent lazing in/beside the pool and sipping cocktails with the occasional dance floor moment! Truly cannot recommend more.   The best Villa and staff you could ever ask for!
This place is an absolute gem, hidden in the heart of Seminyak, only minutes away from the beach and many many restaurants. The villa is located down a quiet alley, so there is no road noise. We booked out the whole estate for 20 people and never once felt like there were that many people staying there. The property is spacious and homely feeling. The maintenance is great and food was amazing. The rooms were clean and everything was spotless at all times. But what really stood out were the staff, words don’t even come close to the love that they give you each and everyday. This is the money can’t buy experience that really makes your trip. Nothing was too much trouble and everything was done to make you feel as comfortable as possible. Wayan and Kadek were the most wonderful humans to us each and everyday. They are now part of our extended crazy friendship/family group and we hope one day to run into them all again. A big thank you to Adi, Lis and all other villa staff who made out stay incredible.

  BEST VILLA IN BALI
Villa kinaree was 5 stars. From the moment we arrived to when we left, we were really cared for, looked after, no request was too hard. The staff- Wayan, Adi, Kadek, Luis, and others not mentioned. The lovely cleaning lady, everyone had a smile. Each day your room was cleaned and then received turn down service. I had left my camera in the villa and they bought to potato head on a scooter, no request too hard. We had a group of 19 staying, and hosted a party of 30, so you can imagine the constant cleaning, and managing of people required. All staff did this with a smile, and prompt service. I have been to Bali 15 times and this trip was the best week of my life and all thanks to Villa Kinaree staff. I could not recommend this villa enough. Search no further, this is your stay.
